1. Check Out the Contractors Being Considering Through the Georgia Secretary of State Corporation's Website:  CLICK HERE - To visit the Georgia Secretary of State Corporation's Website to run a search on the contractor you're considering.  Take special note of the length of time they've been in business and whether or not they've had to open and close their doors on a regular basis to avoid lawsuits or having to support customers.!

2. Check the contractor's references thoroughly:  
Many contractors that have been around a good while actually have long term customers who are so proud of the contractor's work that they invite some of the contractor's prospective customers to come over and experience the contractor's work first hand.  Be sure to ask the contractor you're considering if they have any examples of their work in the immediate area.

If the contractors being considering have been around long enough - this should be an easy task.  If not, this could be a strong indication to the homeowner that something is amiss.

3. Always get at least three competing bids from local contractors.  
While the lowest price doesn't always make any home improvement contractor the best candidate for the home improvement project at hand, it is a strong indication of the company's strength and how willing they are to earn your business.

IMPORTANT NOTE:
CONTRACTORS REQUIRING DEPOSITS FROM HOMEOWNERS:
  

If a contractor asks a homeowner for a deposit - this is NOT necessarily a negative sign.  There are many valid reasons for the best contractors in Atlanta to regularly ask homeowners for deposits on home improvement projects.  Here are some of them:

1. When a contractor pays cash for materials, it often keeps project costs low - and the contractor can pass those savings along to the homeowner.

2. The contractor may be so good and so heavily sought after - that his resources may have become strained by the large number of jobs they have going on in the field.

3. No contractors can afford to be stiffed by dishonest homeowners - and there are quite a few of them out there.  These days, profit margins are typically slim and the numbers of home improvement jobs are on the decrease.  A contractor that gets stiffed by two or three homeowners could experience devastating effects.

CONSEQUENTLY:

Contractors who don't require a deposit to perform home improvement jobs may very well be desperate enough to do anything to get your business.  This is generally NOT the right contractor for your home improvement needs.  It usually indicates a high level of desperacy on behalf of the contractor and signifies the company's downfall is within the near future.

BEST ADVICE ON HOME IMPROVEMENT DEPOSITS

When giving a contractor a deposit for a home improvement project, only after you've checked them with the Georgia Secretary of State's office and checked their references thoroughly - should you even consider giving them the deposit they request.   But when doing so, always insist on issuing the deposit at the time the building materials are being delivered.

This method has actually become customary within the home improvement industry these days.  The homeowner should simply refuse to hand over one, without getting the other in return.  This is also the point that the contract should be signed between the homeowner and the contractor's Sales Representative or Project Manager.

Painting can be done by Atlanta Contracting or by any other company you choose.  Many of our clients often have relationships with other painters or will sometimes paint their homes themselves.  Even others will shop around for the best price they can find.  Atlanta Contracting will be happy to paint your home, but painting is done under a completely separate contract. 

Atlanta Contracting's pricing on interior and exterior painting is very competitive with other painting contractors in the industry and is warranted for the period of time that the paint used specifies.  Sherwin Williams 25 Year "SuperPaint" offers a 25 year warranty and Atlanta Contracting will honor not only that paint's warranty period, but also their labor during that period of time.

PRICING

Here’s how it works….

1. The homeowner MUST be ready to replace their home's defective LP or Masonite siding with HardiPlank in May of this year to qualify for the 50% discount program.  If they’re not quite sure, simply let the folks at Atlanta Contracting know when you call and they’ll schedule your appointment for some time in June or later.

2. Atlanta Contracting uses three different highly specialized work crews, each factory trained by the manufacturers of the products being installed.  

     a. Crew #1 removes the defective siding from the first side of your home and makes repairs to any decayed sub-structure.  This offer excludes chimneys that require a total re-build.  Once finished, they move along to the next side of your home.

     b. Crew #2 immediately begins preparing the exposed side of your home by wrapping it with Tyvek house-wrap.  This crew installs the HardiPlank onto the fully prepared side of your home in complete compliance with James Hardie's installation Instruction specifications.  Once this side has been fully installed, they’ll move onto the next side of your home that's been fully prepared.

     c. While the installation crew is working on your home’s final side, crew #1 will move onto the next home on their list while a third crew, Crew #3, will begin cleanup of your property.  They’ll gather and haul off your old, defective siding while caulking and preparing your home's new siding for painting.

Final payment is not required until the homeowner is completely satisfied with all of the work that's been performed by Atlanta Contracting of Lawrenceville.  During the initial contract signing, the homeowner will be given a list of all work that is to be performed by Atlanta Contracting, with each item listed on a separate line item along with an associated cost.  Both parties are required to sign the contract and a deposit is required from the homeowner once the materials have been delivered.  This deposit is usually 50% of the project's total cost and usually amounts to about two thirds of the value of the building materials that are to be used on the project.  This deposit is expected upon delivery of the building materials - usually the day of contract signing or early the morning of the commencement of the project as the materials are being delivered.

Before each job is complete, the homeowner will submit a preliminary "knock out list" to the Atlanta Contracting Project Manager, which is actually the original list of tasks to be completed - along with space for the homeowner to input their comments, notations and expectations.  These are all documents provided by Atlanta Contracting with the original contract. 

Both parties are expected to list on this document all their expectations, comments and any other valuable input to help the project's production and become finalized.  It is also helpful in closing out the project once both parties are satisfied that all items on the list have been completed to everyone's complete satisfaction.  The homeowner is not asked to sign off on any portion of the project until they are completely satisfied.

Any possible deficiencies will be fully addressed before final payment is requested by Atlanta Contracting of Lawrenceville. 

Final payment is due from the homeowner once both parties agree that the work has been done to everyone's complete satisfaction.  Once final payment has been made in full, the homeowner will be issued a James Hardie 50 Year Warranty Certificate along with a "Paid in Full" invoice from Atlanta Contracting which contains their 50 year labor warranty guarantee on all work performed by Atlanta Contracting.

PRICING EXAMPLE

 

Pricing is the best part of Atlanta Contracting's "Half Price HardiPlank" May discount offer.  Their 50% discount applies not only to their regular low pricing, but also to quotes from other James Hardie authorized installation contractors.

Most HardiPlank contractors charge approximately $400 to $550 per “Square” or $4.00 to $5.50 per square foot, including “almost” everything.  The house in the above example is 2 stories tall and 60’ wide by 30’ deep.  That places their external square surface dimensions, or "Squares," at around 3,900 square feet or 39 squares.

Going by typical HardiPlank contractor's pricing per "Square" or per "Square Foot" without painting, a house that measures approximately 39 squares typically costs the homeowner $15,600 to $21,450 plus “extras.”  This pricing typically does not include painting.

Atlanta Contracting's typical pricing to replace the above example home’s defective siding with genuine HardiPlank lapsiding usually comes in close to the lower end of the average authorized HardiPlank contractors price.  Atlanta Contracting's usual pricing typically comes in at approximately $15,000 to $16,000 - whcih includes all work to be completed with everything included except painting.  

Their May "Half Price HardiPlank" 50% off our regular pricing offer includes EVERYTHING but painting.  This includes removal of defective siding and haul off, substructure repair and housewrap application, not to mention full installation of all your brand new genuine HardiPlank lap siding.  Our price also includes all materials requried to perform this project.

The ONLY exception to this example is if the home's chimney has a great deal of decay and is in need of a partial or total re-build.  Atlanta Contracting will provide homeowners with a completely seperate quote for chimnies that have a great deal of rot and require a serious rebuild.

If you would like to get some idea for what our cost will be for your home, simply measure your home's length by it's width and then figure out how many stories it is.  Naturally, specialty items such as gables and chimnies will require additional work and we can only provide you with a written estimate upon inspection.

Feel free to use the example above to help you through this process.  Most people find it to be extremely helpful.

YOUR 50% DISCOUNT...

Here's the Easy and Exciting Part.... 

Simply deduct 50% from what you've calculated using the above example.  Or better yet, fax or email us any quotes you may have recently received from other authorized HardiPlank contractors.  Typically, homeowners can subtract 50% from their total cost to determine Atlanta Contracting's discounted price.  

The above example was taken from an actual home in the Lawrenceville area.  Atlanta Contracting replaced the home's defective LP siding with HardiPlank for just over $15,000 plus tax in January of this year, and the homeowner is thrilled with their new siding. Two competing authorized HardiPlank contractors quoted this job just under $20,000 and at least one of the contractors were eluding to the possibility that additional costs may arise as the project was underway. 

To their credit, the competing contractor committed to keeping any such unforeseen costs as low as possible and even offered to absorb some of the excess costs if they were not included in the original contract.  Atlanta Contracting earned this customer's business and the actual project took Atlanta Contracting 5 consecutive days and there were no problematic areas that needed special attention or additional costs.

Once Atlanta Contacting completed this project - the house was also painted at an additional cost, but the home's appraised value increased over $20,000!  That's nearly twice the total project's cost! 

Plus, the home's exterior now has a 50 year transferrable warranty - which also adds value to the house.Unfortunately, this homeowner couldn't wait until May as they were re-financing their home to take advantage of lower interest rates, and they also needed to tap into their home's equity for personal financial reasons.  Almost all banks are currently instituting a policy of demanding that homeowners repair each of the home's deficiencies before re-financing - especially conditions deemed defective in courts of law.

From the outside, the home looks brand new and the owners absolutely love it.

(The following content from this point through the end of the article is in "rough draft" form and will be updated before Saturday's final publication.)

Defective siding, defective "polybutylene" plumbing, poorly or non-working HVAC systems, poor insulation and sub-standard non-functioning - builder's grade windows top the list of repairs banks are demanding that homeowners address before attempting to re-finance their homes.  Many readers and homeowners alike, believe these demands to be greatly justified and well overdue.  Especially when many homeowners who received settlements from class action lawsuits for building products and materials that were deemed defective, pocketed the settlement money without making the necessary repairs and either sold the home or continue to live under the defective conditions. 

There seems to be no apparent vehicle in place to effectively encourage homeowners to apply class action lawsuit proceeds to remedy or take the necessary preventative measures or repairs before the defective materials fail and costly damages and/or injuries occur. 

One extremely relevent case in point is the example of a Buford home that sold approximately ten years ago with  "polybutylene" plumbing utilized throughout the entire two story house.  The original homeowner collected over $5,000 from a class action lawsuit against the manufacturers of the defective product, but not only failed to replace the "polybutylene" with the funds they received, but they also withheld that information and failed to disclose it during the home's sale and closing.

In the case of defective plumbing, the defective materials serve as a ticking timebomb.  It was proven in court to 100% satisfaction of the U.S. judicial system that the product will at some point fail far short of the average and expected service life of the product as advertised.  Eventually, the product failed and caused tens of thousands of damages to the house and created mold and mildew problems that caused harm to the neurological systems of the children being raised in the home in the two to three years that followed.

At this point, the cost of the damages became the burden of the homeowner's insurance company.  The original seller of the home obviously knew about the problems that he was offloading because he also happened to be the individual that physically built the home.  In fact, his official profession was a project manager for a large Georgia home builder.

Not only did he know the dangers he was offloading onto an unsuspecting buyer, but he knew how to do so as well.  In this particular instance, a couple of thousand dollars could have been used to save over $20,000 in damages and could have prevented the damage caused to the long-term health of two otherwise healthy young adults.

Will public policy or legislation ever result in requiring individuals to behave properly?  Most feel that integrity is not something that can be legislated, because for every person or group attempting to generate correct behavior - there are teams of others figuring out ways to get around it and actually profit from it.

It's no coincidence that a noteable percentage of the lending institutions that recently experienced insolvency were the same ones that were not demanding of their mortgageholders to perform preventative maintenance and invest class action lawsuit proceeds to replace the defective products and materials they were being issued for.

Sure, the proceeds alone are insufficient to make the required replacements and repairs, because the attorney's that produce the class action suits walk away with most of the procedeures, but these are things that individuals sign up for when becoming homeowners.  Plus, the home usually appreciates in value over time much more than the costs requried to replace the defective conditions.
