LAWRENCEVILLE -- The homeowners were left with their transition, as planners waylaid two plans for commercial development on Lawrenceville-Suwanee Road. Both cases concern an office development, approved in the past but developers wanted to change their plans. In the first case, the Planning Commission recommended approval as office-institutional instead of the general business zoning for which Bull Dawg Vets applied. According to Doug Stacks, representing the veterinary clinic at the corner of Lawrenceville-Suwanee and Elisa Gina Terrace, the property owners never hoped for commercial zoning. They were simply requesting a slight change in the conditions of the plan. The change was accepted while the rezoning was nixed. In the second case, Stacks asked for another outparcel of the center by JEM Development to become a neighborhood business district. Stacks said the zoning would allow more uses in the two-story building already approved by the department. He talked of the aesthetic quality of the development, while Elise Ross, a neighboring resident, said she was concerned more about the zoning. She said the office-institutional use is supposed to serve as a buffer between commercial and residential, and Lawrenceville-Suwanee Road has already changed drastically over the years. "Please give us our transitional zoning," she said. District 1 Commissioner Lorraine Green agreed with Ross, denying Stacks's request for commercial zoning. "I understand office-institutional uses are hard to lease right now, but that's not our problem," she said. Camie Young can be reached via e-mail at camie.young@gwinnettdailypost.com.
